The UK housing market entered 2025 on stronger footing after years of uncertainty. Prices are already up nearly 5% year-on-year, helped by easier lending conditions and buyers moving ahead of stamp duty changes.

Looking ahead, experts see the recovery continuing into 2026- though growth is expected to be steadier and vary across regions, Northern England, Scotland and Wales are tipped to lead the way, while London and the South may see slower gains.

Shifts in how we live and work are also reshaping demand:

  • Remote working is reducing the need for traditional office space

  • E-commerce growth is hitting high streets but boosting logistics and industrial demand

For investors, this means opportunities are changing- with the right strategy, 2025-2026 could be a strong entry point into a market on the move.
